Goosedale Lodges’ Terms and Conditions have been put in place to protect both you and Goosedale Lodges, so please take the time to read and fully comprehend them. Welcome to Goosedale Lodges (‘we, ’our, ‘us, ‘Goosedale’). We aim to ensure that your booking process and stay with us is as easy and relaxing as possible. These terms (‘Conditions’, ’Terms and Conditions’) apply to any booking made with us - either in person, over the phone or through our various online channels. There may be additional terms applying to the use of the booking channel or site you are using and for any Third Party Service you use through us. By booking with Goosedale Lodges, you enter into a binding contract between yourself and Goosedale Lodges. The terms laid out in this document pertain to this contract and both parties may be held to account using these terms. By entering into this contract, you agree to any and all of the terms in this document. As such we request you read these terms fully and save a copy for future reference. In addition to this document, our Privacy Policy also applies to your contract so please take the time to read that.


To make these terms easier to read, we will use a number of definitions, including:

Contract: The legal contract created between yourself and Goosedale Lodges, pertaining to your booking.
Deposit: A percentage of the cost of your booking paid upon booking.
Balance: The difference between the total cost of your booking and the deposit paid.
Rental Period: The agreed time for which you will have access to the Lodge(s).
Arrival Date: The agreed date upon which the rental agreement starts.
Departure Date: The agreed date upon which the rental agreement terminates. Third Party Suppliers: Goosedale Lodges offers additional services provided by external companies. The term ‘Third Party’ or ‘Third Party Suppliers’ refers to these external companies.
Security Bond: For Holiday Stays, a £250 pre-authorised payment will be held on a Credit-Card on arrival. This will be released, minus any fees or charges as outlined below after your stay.  For Wedding or Event bookings, a payment will be required in advance. The value and timings are laid out below. The Bond is to be held by Goosedale Lodges and returned, minus any fees or charges as outlined below after your stay.
Guests: Any additional people who are staying with you during the rental period.
Property: Any Lodge or on-site facility to which you are given access to during the rental period.

Your Responsibilities

This document outlines a series of terms that apply to both You and Goosedale Lodges. This section aims to clarify what is required of You as the person making the booking.

  • You must ensure all information provided is accurate, up to date and complete. If any required details change, please notify us promptly.
  • You accept financial responsibility for all transactions and charges incurred by You or any Guests in your party – before, during or after you stay.
  • You ensure that the number of Guests will not exceed that stated on your booking confirmation.
  • You ensure that You and your Guests will show due consideration and respect towards our Staff, properties, other guests and general site. This includes not   causing damage or disturbance and refraining from dangerous, offensive,    violent or anti-social behaviour.
  • You will not commit any criminal or anti-social activity during the Rental Period.
  • You allow Goosedale Lodges or a representative access to the Lodges, provided reasonable advance notice is given (except in emergencies).
  • You ensure that the Property and all furniture, utensils, equipment, fixtures and fittings in or on the Property is left in the same state of repair and condition as   at the commencement of the Holiday Period. Also You ensure that at the end   of that period the Property is left in the same state of order and cleanliness in    which it was found within reason.
  • You will report as soon as possible to us (or our representative) any breakages or damage caused by you or your Guests during the Rental Period.
  • You must ensure that you notify all Guests of these terms and conditions, as you will be held responsible for their actions during the rental period.
  • Ensure that any charges incurred during your stay are fully paid. If this does not occur, they will be deducted from your Security Bond and in the event of this    being insufficient, Goosedale Lodges will pursue the matter through civil courts. Should you or any of your Guests fail to comply with any of the above conditions   or the terms laid out in this document, Goosedale Lodges reserves the right to   terminate this contract and have you removed from the premises. Additional    charges outlined in later sections may also apply.

Goosedale Lodges’ Responsibilities

In addition to any further requirements outlined in this document, as the provider of your accommodation during the rental period, Goosedale Lodges will endeavour to do the following:

  • Ensure this document is lawful and does not breach your rights as a customer. Should any part of this document be found in a court to be unlawful, all other   parts of this document shall continue to be in force. Each paragraph and/or  bullet point operates separately.
  • Carry out all services offered with reasonable care and skill.
  • Notify you any changes to our properties as soon as possible that may make our descriptions inaccurate.
  • Grant full access to the relevant Site and Properties for the full duration of your Rental Period.
  • To report as soon as possible to the Owner (or representative) any breakages or damage caused by you or your Guests during the Rental Period.
  • Show all due consideration and respect to you and your Guests including refraining from any dangerous, offensive, violent or anti-social behaviour towards  you and your Guests.
  • Always comply with the terms of this document and act in good faith.
  • Provide VAT invoices upon written request.
  • Respond to any issues, queries or complaints which arise during the Rental Period in a timely manner and seek to resolve all issues to the best of our


Unless otherwise agreed, check-in for all stays is 2pm on the agreed Arrival Date. We aim to provide a personalised welcome, so you are requested to provide an estimated time of arrival. Should this change for any reason, please keep us updated. If you are planning on arriving after our stated opening hours, please notify our out-ofhours contact. Details of your allocated out-of-hours contact will be in your booking confirmation email. If you would like to request an earlier check-in, we may be able to accommodate this, subject to availability and relevant charges will apply. Please note that we do not guarantee this service, so if early check-in is vital, please contact us before making your booking.


Unless otherwise agreed, guests are required to have vacated their lodge by 10am upon the agreed Departure Date. If you would like to request a later departure, we may be able to accommodate this, subject to availability and relevant charges will apply. Please note that we do not guarantee this service, so if late departure is vital, please contact us before making your booking. On your day of departure, please leave your Lodge in a good state of cleanliness. This includes emptying bins and taking any rubbish to the external bins provided, leaving the bedrooms, bathrooms and all appliances empty and clean as received. We reserve the right to administer additional cleaning charges as required should the Lodges be left in an unclean state.


Once your booking is confirmed we will send you an electronic confirmation showing the price of your holiday and any other associated charges. Please check the details on your confirmation carefully. If any of the details are incorrect you must inform our Bookings Team as soon as possible.

Holiday Security Bond

A Security Bond is required by Goosedale Lodges to cover any potential damage or additional fees. The security bond will be held in the form of a £250 pre-authorised hold on a Credit Card. This will be released, minus any incurred charges or fees, after you check-out. If the total incurred amount is more than £250, you will be asked to pay these in full.


You are recommended to take out any applicable insurance (e.g. Travel) for all members of your party. It is your responsibility to ensure that the insurance cover you purchase is adequate for your particular needs. We do not check insurance policies. Mobility and Accessibility Requirements If you have any concerns about your mobility or accessibility requirements, please contact us before booking. We aim to cater for all requirements, provided we are given sufficient notice to do so. If you let us know what you or your party require, we will be happy to look for suitable solutions.


Other than service animals such as guide dogs, we regret to inform guests that no pets are allowed in our Lodges. Should a pet be found in the Lodge, your booking will immediately be terminated with no refund, you will be asked to vacate the Lodge and the site, forfeit your security deposit in full and you will be billed for any required cleaning. Please note that Goosedale Lodges intends pet-friendly Lodges in future and also the possibility of onsite kennels. Access to Fisheries is at the discretion of the Fisheries Operator. Goosedale Lodge Policies

No Disturbance Policy

Goosedale Lodges aims to offer you and your Guests a relaxing stay. While everyone may choose to relax in different ways, we do request that you and your Guests respect other guests by not making excessive noise. We also request that noise is kept to an absolute minimum after 10:30pm. Failure to adhere to this will be dealt with in the following manner: A warning will be given, followed by a disturbance fine of £50 per lodge. If the disturbances are continued, Goosedale Lodges reserves the right to cancel your booking, effective immediate and request you leave the premises. We may also require a compensatory payment to be made to compensate disturbed guests, this may be in the form of your security deposit being retained.

Behaviour Policy

When you book with us, you accept responsibility for any damage or loss caused by you or any member of your party. Full payment for any such damage or loss must be paid direct at the time to Goosedale Lodges. If you fail to do so, you will be responsible for meeting any claims subsequently made against us (together with our own and the other party’s full legal costs) as a result of your actions. Goosedale Lodges reserves the right at any time to terminate your stay or that of any member of your party due to misconduct, where justified in their reasonable opinion. No refunds will be given. We also will not tolerate abusive behaviour toward our staff or guests in any form. Such conduct will result in expulsion from the site and prosecution where applicable.  Furthermore, we shall not be under any obligation whatsoever to pay compensation or meet any costs or expenses you may incur as a result of your stay being terminated.

Smoking Policy

Goosedale Lodges operates a strict internal non-smoking policy. Smoking is not permitted in any internal, decked or covered area of the Lodges or in close proximity of any flammable materials. Smoking is permitted in the dedicated areas of the grounds. Cigarette bins are provided and must be used. Any litter related to cigarettes will incur a £50 charge. If evidence of smoking within the lodges or covered areas is found your security deposit will be forfeited and an automatic deep cleaning charge will be applied.

Damage Policy

In the event of malicious or wilful negligence of the Lodges or Lodge site, Goosedale Lodges will charge the amount of any loss sustained, including business interruption losses to the credit/debit card of the registered customer. A deep clean charge will be made if necessary.

Group Bookings

Single-Sex Bookings

Goosedale Lodges welcomes bridal and wedding groups to stay with us, however we are not suitable for rowdy Stag/Hen Parties. We do however recognise that many single-sex groups do not present this risk and are welcome with us. Multi-Lodge Bookings

If you have multiple lodges as part of one booking, the person who made the original booking is fully responsible for the actions of all in the party.

Full Site (Lodges and Banqueting Venue)

Bookings Goosedale Lodges welcomes full-site bookings for Weddings, Corporate Events or any other reason. If you have a full-site rental, we are happy to not enforce the No Disturbance policy as strongly. We do however still reserve the right to remove specific members if they are causing a significant disturbance or an entire group at our discretion. Please feel free to call and talk to us directly if you have any concerns about your booking.

Cancellation, Changes and Deposits

The below conditions do not affect your legal rights.


For any booking made more than 12 weeks before the start date of your stay a 33% deposit is required. This deposit is non-refundable.  The full balance, including any packages, extra products or requests, is required 12 weeks before the commencement of your stay. Any booking made less then 12 weeks before the start date of your booking will require 100% payment at the time of booking.

Cancellation By You

You have the right to terminate the Contract if Goosedale Lodges notify you of a significant error in the charges or details of your agreement and you do not wish to agree to these changes. Any bookings making use of a promotional discount code are non-refundable. In the event that you are no longer able to make your stay or wish to cancel for any reason, any deposit or balance paid at the time of cancellation will be non-refundable. We require any notice of cancellation to be in writing. If you have paid for any additional services, such as Third Party Vendors, Goosedale Lodges will aim to recover what costs possible, however the Third Party’s Cancellation Policy will still be in effect so there is no guarantee of any refund for such pre-payments. If your booking has been made through a Third Party Agent (e.g., etc.), any cancellation must be handled directly through your agent and not Goosedale Lodges.

24 hour “cooling off” period

We understand that sometimes errors are made during booking. This policy is here to provide comfort that we will cancel your booking and refund any monies paid less a £25 administration fee and any unrecoverable commitments made to external suppliers and card surcharges (if applicable). This includes any deposit that would normally be non-refundable.

Cancellation By Us

We may cancel your reservation at any time with immediate effect by giving you written notice (which includes email) if:

  • you do not pay us when you are required to do so; or
  • you break the contract between us in any other material way.

If we cancel your reservation where you are at fault, we reserve our legal rights in respect of your breach of contract.

Events outside our control

We may also cancel your reservation if an event outside of our control (including but not limited to, industrial action, accidental damage, explosion, fire, flooding, failure of power, water and/or gas, emergency evacuation or any other act/event outside of Goosedale Lodges reasonable control) means that we are unable to fulfil your bookings. In this case we will contact you to let you know as soon as possible and if you have not yet paid for your booking, you will not have to make any payment to us.

Excluding the above, we will not be liable or responsible for any failure to perform, or delay in performance of any of our obligations that is caused by an event outside of our control. This does not affect your statutory rights.

We reserve the right to cancel any booking.


Any changes to Your booking may be subject to additional costs. Please note that all Third Party Services are subject to availability and suitability.

Combined Booking Specific Terms

This section is for guests who have booked Goosedale Lodges in conjunction with Goosedale Conference & Banqueting as part of their Wedding or Event. All other terms in this document still apply, unless clearly stated.


All guests booking Goosedale Lodges in conjunction with an event held at Goosedale Conference & Banqueting using promotional pricing and/or those who have been offered discounts based on their attendance of a Goosedale Conference & Banqueting hosted event, deem their booking to be non-refundable. These guests will also be subject to alternate payment terms. Please find details below.

Deposit and Payment Schedule

All guests booking Goosedale Lodges in conjunction with an event held at Goosedale Conference & Banqueting are subject to a security bond due 1 month prior to arrival. This bond must be paid in full. The value of the bond will be as followed:

For bookings of total value less than £500:
£250 Security Bond

For bookings of value greater than £500:
£500 Security Bond

Payment Schedule

All guests booking Goosedale Lodges in conjunction with an event held at Goosedale Conference & Banqueting are subject to the generic payment schedule listed below.  During promotional periods these may be varied at our discretion:

For bookings of total value less than £500:
Full balance must be paid on booking.
Security bond due 1 month prior to Arrival Date.

For bookings of value between £500 and £1500:
£500 payment on booking.
Full balance to be paid 6 months prior to Arrival Date.
Security bond due 1 month prior to Arrival Date.

For bookings of value greater than £1500:
£1000 payment to confirm booking.
Full balance due 6 months prior to Arrival Date.
Security bond due 1 month prior to Arrival Date.

If you have any complaints regarding your booking experience or stay, please contact us directly via telephone. We request that you discuss issues with us and give us a chance to rectify them before publishing such issues online or via word of mouth. We will do our best to ensure that all issues are dealt with appropriately and with reasonable speed. In the event that an issue can not be directly rectified, we will endeavour to seek alternative arrangements. Nothing in this or any other document we may provide affects your legal rights or any rights you may have to bring legal proceedings against Goosedale Lodges or one of our suppliers. We also reserve the same rights.

Force Majeure Except

Where otherwise expressly stated in these booking conditions, we regret that we can not accept liability or pay any compensation where the performance of our contractual obligations is prevented or affected by, or you otherwise suffer any damage or loss as a result of “force majeure”. In these Booking Conditions, “force majeure” means any event which Goosedale Lodges could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, terrorist activity or actual threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, fire and all similar events outside our control.
